Luxury market still active, viable

Most of us have heard about the current downturn in the real estate market. What hasn't been widely talked about is that the $1-million-plus market in Jacksonville remains steady.

While the number of home sales in the $1-million-plus price range hasn't increased throughout the last year, home sales have remained steady, unlike counterparts in the lower-priced markets. The fact is that in the Jacksonville area, 272 homes in the $1-million-plus price range went under contract during the last 12 months, which is only slightly lower than the previous 12-month period.

In the midst of the current period, the average number of days

these homes have been on market is 155. In the previous 12-month period, $1-million-plus homes were on the market an average of 492 days, which is good news for sellers in this market.

Clearly, there is a market for buyers and sellers in this elite price range. Research indicates that the first wave of baby boomers, as well as European and Latin American buyers, are buying $1-million-plus homes as second and third homes. The requirements for these savvy buyers include beachfront and properties of historical significance. Communities that have both character and convenience are attracting the $1-million-plus buyer. In many countries, the difference between currencies such as the British pound or the euro, makes our real estate a relative bargain.

The challenge for Realtors and developers is offering unique features and amenities to attract these buyers. Some of these special offerings include comprehensive wiring for surround sound, security systems, and remote access to switch on lights and adjust thermostats. The $1-million-plus buyer is also looking for unique floorplans with waterfront and/or skyline views, and professional-grade kitchens and appliances. Amenities such as workout facilities, clubhouses and entertainment areas are also in demand. The challenge for Realtors and developers is organizing creative ad campaigns and activities to draw these $1-million buyers.

In Jacksonville, there is a definite attraction to upscale urban living as the development downtown continues. Developments such as East San Marco, Shipyards and the St. John are all examples of high-end multi-family projects targeting buyers in the $1-million-plus price range. C. A Jacksonville developer has broken ground on a three-story Mediterranean Revival condominium project along a prime San Marco riverfront site.

"We wanted something that harkened back to the heritage of San Marco, and I believe we've been able to capture that," said Charles Atkerson, who is developing the project known as 1616 River Road.

The property formerly housed a four-unit apartment building and a single-family home that had been vacant for a year. Both have been demolished.


Instead of one large building, Atkerson said he chose to do two smaller ones to keep it more in scale with the neighborhood. The project did not require a zoning change.

Builders will start construction in October. Construction on the first building, which will house six units, is expected to be completed in late fall of 2007. It will be followed by construction of the second building, featuring seven units.

Atkerson, who has been developing condos since the early 1980s, said he saw the project as a unique opportunity to build in a historic neighborhood along the St. Johns River.

"Once we found the property was available, we moved very quickly to secure it," said Atkerson, president of C. Atkerson Inc.

Units will range from 2,000 square feet to more than 3,800. There will be three penthouses, four townhomes and six flats. Prices will range from $990,000 to $2.5 million. Johnson, Ghram and Malone Inc. is the builder and Kevin Gray the architect.

"This is going to be very substantial construction," Atkerson said. "I don't advocate hurricane parties, but if you were to have one, this would be the place. It will literally be built like a fort."

The condos will have concrete block walls and a poured concrete roof with hurricane-resistant windows and sliding glass doors, he said.

Among the features are screened lanais overlooking the water, gourmet designer kitchens, natural stone or wood floors, Jacuzzi tubs and a gas tankless heater to provide instant hot water. "We are doing something that is fairly unique in that we are offering as standard features what most people would consider upgrades," Atkerson said.

"We've tried to anticipate what a sophisticated buyer would demand, and we've tried to provide it."

Old Town Villages' Cordova a coastal retreat

The Cordova model at Old Town Villages in St. Augustine looks like a cozy place to call home.

Kim Tharp of Kim Tharp Interiors was responsible for outfitting the two-bedroom, two-bath, model. She calls the Cordova a "coastal retreat."

Tharp opted for neutral colors, which matched the taupe walls and tan frise carpet. Accents included lamps, artwork, mirrors, candles, picture frames and greenery.

"I like things to look collected ... instead of like someone went out and bought new furniture," Tharp said.


Jessica Wilson, the sales manager for Lifestyles Realtors at Old Town Villages, says the model is a crucial selling point because people want to see what their new home might look like with furniture in it.

Tharp's project to transform the empty space began with two white armchairs and a floor-to-ceiling mirror that she had designated to go in the dining area, her biggest challenge of the project.

"To get a table that didn't look like a dinette set or cafe table, I wanted to have a formal dining room," she said.

Four chairs complement the round glass tabletop, while two casual place settings sit atop the bar, which overlooks the kitchen.

The living room features two stunning pieces of wall art made from tin, a brown sofa, two white armchairs, a table for a television and a round rattan coffee table/ottoman. Simple accents such as greenery, candles, magazines and a sea coral-accented lamp add a touch of coastal elegance to the room.

One of the first things one might notice upon entering is one of two master suites.

"I wanted to give this suite a touch of elegance," Tharp said. "The gold, satin duvet matches the headboard and the wall color."

There are punches of light blue in the pillows and the trim, along with two soft blue nightstand tables. A chest of drawers fills the corner while the matching ottoman to the living room chairs, serves as an extra sitting area or accent piece.

The second master suite, on the other side of the living room, exhibits more color - shades of light green and blue, in particular. It can be seen in the quilt, the artwork and the bathroom rugs and hand towels. An aged white dining room chair doubles as a night table next to the silver accented bed frame. A stack of books and even a pair of reading glasses looks familiar.

Tharp collects various pieces of furnishings and accents year round. In this particular model, she used a few pieces from her personal collection. But the majority of interior design pieces came from area stores such as Pottery Barn, American Signature Furniture, Center Stage, T. Gregory Imports, Rooms To Go, Bed, Bath & Beyond, Garden Ridge, Homegoods and Cottage by the Sea.

One of Tharp's favorite pieces in the model is a birdbath that she transformed into an end table in the living room by covering the top with a round piece of glass. Then there are parts of the model that aren't filled with furniture, accents or decor.

"Not every square inch needs to be filled with something. Less is more to some degree," she said.

Another of Tharp's signature decorating staples is a touch of plants here and there.


"Greenery adds something that nothing else does," she said. "I think you can get too much and I'm not as big of a fan of flowers, as I am plants."
